- What is a Hotel/Condo?
A hotel that has sold its rooms to individuals as
condos and concurrently runs a hotel operation.
- How does a Hotel/Condo differ from Timeshare?
Owners of timeshare units own a pre-arranged time slot for
use of property that is owned by a property management group.
Timeshare is not ownership of real property and so normal tax
benefits associated with property ownership do not apply to
timeshare. The owner of a hotel/condo unit owns real property and
associated tax benefits apply.
- Can I live in a hotel/condo year round?
Technically, yes, you can live in a hotel/condo
year round. However, most hotel/condo owners place their unit with
the Property Management Team in order to rent their room like a
hotel room. Rooms placed on the rental program will be able to
participate in revenues generated from the rental of their room.
Rooms not placed in the rental program will not be considered as a
part of the operational aspect of the hotel and therefore will be
responsible for their own laundry, daily cleaning and will not
participate in any room rental revenues
- How is a Hotel/Condo different from a typical condominium?
Hotel/condo owners do not personalize their rooms. A
typical condominium is furnished according to personal preference
whereas; the furnishings for a hotel/condo are chosen by the hotel's
management team so that each room looks like an integral part of the
hotel.
A typical condo may have covenants that prevent or
inhibit rentals whereas a hotel/condo continues daily hotel
operations throughout the year. Hotel/condos that are placed in the
rental program are rented according to an impartial, revolving
system unless a guest specifically requests a certain room
- Does A Hotel/Condo have a Homeowners Association (HOA)?
Yes. The Homeowners Association will be responsible
for the costs of maintaining and upgrading the building and the
common areas. The HOA will determine the owner's monthly assessment.
Additional costs that the HOA will be responsible for may include
but not limited to the cost of the utilities, maintenance and labor,
etc.
- Who manages the property?
The Americana Inns will be managed by the Property
Management Team (PMT)
- Can I sell my hotel/condo unit?
Yes. The unit is owned by you and it is yours to
sell
- If my unit appreciates in value and I sell my condo, do I have
to share those profits with the hotel or its management company?
No. You are the sole owner of the unit and any gains or
losses are yours
